September 2023

Alicia Volcy successfully submitted an application to the DRP in time for it to be on the next month's agenda. The phased project will renovate vacant buildings and lots on Centre Avenue.

October 2023

Internal review was conducted by the Panel at its monthly meeting. The panel determined the project was in an acceptable place for further review after a formal presentation.

November 2023

The Development Team presented the Rhythm Square Project's Phase One.

This first phase includes 8,640 square feet of commercial space fronting Centre Avenue. This includes one first-floor retail space with nearly 1800 sf, 12-14 Artist Studios to be managed by a Master tenant, and one shared gallery and event space.

The 5 Apartment Units will be accessed from Hallett Street through private entrances. Units range from compact 575 sf 1-bedroom apartments to 860 sf 2-bedroom apartments. Tenants will have access to a covered walkway that overlooks Centre Avenue and the outdoor plaza. The walkway will double as balcony seating with views of the Hill District and events that take place in the plaza.

After review and scoring this project recieved a 66% on its alignment with the Greater Hill District Master Plan, thus failing to pass the first stage of the DRP process.

January - March 2024

The development team met twice with Hill CDC staff to review the Panelists' feedback on the project.

Feedback was given relative to

  1. Communication and Engagement Strategy with neighborhood residents
  2. Transportation plan for the site
  3. Residential units
  4. Artist studio space
  5. Potential Tenants for commercial space

May 2024

Following two meetings with Hill CDC staff the team represented an updated plan for Rhythm Square.

This project received a passing score of 85% - B from the panel. This now means that the project is sufficiently aligned with the goals of the master plan and will be scored Hill District Residents at an upcoming community meeting.
