The Hill CDC focuses on the revitalization of the Hill District neighborhood through homeownership.
The Hill CDC purchases properties that are often in need of significant rehabilitation. The properties may be purchased from the market where they are offered to the public for sale, or they may be abandoned houses that are condemned and are purchased through the Pittsburgh Property Reserve. However the houses are obtained, they are rehabbed for resale to homeowners. Most of the houses are affordably priced to fit in the budget of families that have income within 50% to 80% of the area median income.
The Hill District 100 is an initiative of the Hill CDC, which embraces the Hill District’s rich cultural legacy, while advancing revitalization. The Hill District 100 provides relevant and meaningful education and support to potential home buyers to systematically grow the Hill District, increase wealth, and transform. Hill District 100 Scope of Work
The typical scope of work for rehab properties that are a part of the Hill District 100 Homeownership Program includes the following:
Exterior:
- Masonry repair and pointing as needed
- New windows and doors throughout
- New roof (main and porches)
- Replace aluminum gutters and downspouts
- Cement restoration of sidewalk and steps
- Existing porch repaired
- Exterior paint
Interior:
- New HVAC – furnace and central air
- New Electrical throughout; total re-wire (150 amp)
- New hot water tank
- New plumbing throughout as needed
- Kitchen gut and remodel
- Bathroom gut and remodel
- New flooring – tile/carpet throughout
- Drywall/plaster repair
- Garage/Dry lock basement
- Interior paint
The Hill CDC assesses these properties and makes improvements on an individual, as needed basis.
