Rhythm Square Project’s Phase One includes 8,640 square feet of commercial space fronting Centre Avenue. This includes one first-floor retail space with nearly 1800 square feet, 12-14 Artist Studios to be managed by a master tenant, and one shared gallery and event space. Following two meetings with Hill CDC staff, after their initial proposal did not pass, the team presented an updated plan for Rhythm Square. This project received a new satisfactory score of 85% – B from the panel.
Herron & Wylie consists of the redevelopment of the existing structure and adjacent parcel located at the intersection of Herron Avenue and Wylie Avenue. The redevelopment includes the rehabilitation of an existing 3-story building and the construction of a 4-story building with roughly 2,100 square feet of ground floor studio office space with eight one- and two-bedroom apartments above. 50% of the units will be affordable at 60-80% AMI, and the remaining will be at market rate. Following their presentation the DRP scored the project at 86% – B, a satisfactory score.
